A rezoning application determines what can be built on a parcel of land and/or how the property can be used. Can you build a duplex, a single home or a four-plex? Right now, there is zoning tied to specific types of housing. The City, trying to manage both housing pressures and attract federal money to relieve the pressure, is looking to a blanket city-wide rezoning, allowing for higher density to be achieved anywhere in the city. City Council vote on this is April 22.

  1. Totally against this rezoning!! Already deal with parking issues because of the secondary suites and don’t need anything more. Purchased our home here for the space between homes, the walking paths and green spaces!! Cramming more units within our neighborhood is not what we want, we pay our taxes accordingly and should not be forced into more population increases. I’m sure the taxes will NOT reflect a decrease in open spaces, more traffic and much less privacy!

  2. Personally, I am in favor of blanket rezoning. The city of Calgary continues to grow and it’s not sustainable to just keep building outwards. We need to start increasing density and blanket rezoning provides a simple approach to this with minimal red tape. I believe scenic acres is less dense than the surrounding communities since we have no apartment complexes (except the seniors home but that’s different) and very few townhouses. We have an LRT in our community which makes higher density housing more attractive. I don’t see how I can support increasing density across the city, but oppose it within my own community, so I feel I need to support the new rules.

  3. Very much opposed to the rezoning idea. As many have stated, we moved to Scenic Acres to be in an R1 neighborhood 25+ years ago. Already we’ve been ‘reclassified’ to accommodate ‘legal’ basement suites. This is also something we tried unsuccessfully to prevent largely based on parking alone in a cul de sac location. We now have 2 secondary suites in this cul de sac and the parking issues are valid. Interestingly enough, neither house uses their inside garage space for parking cars. Changing the bylaw also has the potential to tax current infrastructure. Even the CREB is against this blanket reclassification.

  4. very against blanket re-zoning. we purchased in scenic acres for a reason- to actively avoid communities like marda loop where the parking congestion in particular is a nightmare. this re-zoning removes choice from home owners to select a community that reflects their needs and wants.

  5. This re-zoning is not needed. We have moved in this community for the reason. We have single detached home with green-space off leash dog park and open areas around our house. We enjoy having mountain and canada Olympic park view. All this has added value to our home. We DO NOT WANT any RE-ZONING of land for housing Density. We have paid high price for our home. City of Calgary re-zoning preposition is unnecessary. It will increase the traffic and bring our home value down. This defeats the purpose of buying a house in controlled zoning community.

    We are totally against the rezoning idea in Calgary. We also agree with the comments made by Alex Thymaras. The city has bragged about receiving funds from the Federal Government for housing, but this is only if they agree to rezoning. We also want to thank Sonya Sharp our Councillor for battling hard with the Sane Six at City Hall for our area residents in Scenic Acres. Keep up the good work – we need more people like you on council

  7. This is completely un-needed. We are an Upper Middle Class Community for a reason. We have single detatched homes that add value to the City and our homes. We DO NOT WANT any RE-ZONING of land for housing Density. There is plenty of un-agriable land in and around Calgary that we can push outwards. We have paid above average values for homes to have GREENSPACE, PARKS, and open areas around us for a Reason. This City of Calgary is wrong and unneccessary with re-zoning. It will actually increase poverty and have lots of annoyed people.

  8. There should be either a single car garage on ground level with the rowhousing above it or a garage in the back, along with a parking stall. Secondary suites should not be allowed. That’s too much and the subsequent renting of these rowhomes with their secondary suites will derilict the property and devalue our homes which will be next door to them.

  9. I’m against the rezoning for Scenic Acres, but if the city moves forward I would request that any or all forms of multi housing offer off street parking for each resident
